Financial structuring
Structure the operation before signing.
Dealing with the lenders, staging the drawdowns, building the cash calendar and putting negotiated terms in writing. Financing that arrives two months late costs more than a point of interest.

Construction management
So that the schedule and the budget still hold at the end.
Following the trades, checking certifications, catching deviations while they can still be corrected. We report at the same frequency whether the site is going well or badly.

Sales and marketing
Reach the market at the right time and the right price.
Preparing the product, choosing the channels, following the sale operation by operation. Price is not decided at the end: it is decided when the product is defined.

Rental management
Long-let or seasonal, with the same discipline.
Selecting the operator, running the operating dashboard and meeting the regulations, including regional tourist registries where the operation is seasonal.

One payment, high and fast: the curve crosses zero in a single move and stops there. Everything hangs on reaching the market in the right month, because a quarter of delay is paid for in the price.
An operation may also fail to return the capital.
The axis is not a calendar: the span depends on the operation, from six months for a refurbishment to three years for new build. The works deepen the trough; selling or letting decides when it closes, and that can take just as long. These curves illustrate cash-flow shapes, not expected outcomes. Duration varies from one operation to the next.

We work with lenders, contractors, sales agents and rental operators. In some of these relationships we receive an introducer commission.
We tell you so in writing before we recommend anyone.
